Every listing refers to one vacant bedroom, which is available for rent in its specified unit. Garden Village has 77 units with around 229 bedrooms for rent. View our current listings today! 

Our residents love that our location is incredibly close to UC Berkeley’s campus and is centrally located, making it easy to walk and bike around the city. Unique to our property, we provide our residents with 3 incredible rooftop decks with patios, gardens, and breathtaking views. With flexible leasing terms and fully furnished units, we are easily able to make accommodations for those looking for temporary, short-term, or long-term housing. Garden Village offers leasing terms based on current availability, and monthly rent changes based on the length of the lease. Right now our preferred lease end date is August 5, 2024. Leases less than 12 months typically come with an additional premium fee added to the monthly rent. 

*Note: there are certain “blackout dates” that leases cannot end - make sure to discuss your needs with our leasing professionals. Leasing terms are subject to change.

The deposit is $1,000 with approved credit and $2,000 if a condition comes back from the screening results. We also have a partnership with the guarantors that can reduce your deposit obligation. 

The income requirements are 2.5x the monthly rent for tenants and 3.5x the monthly rent with a co-signer/guarantor. Garden Village accepts the following income verification methods: 

• 3 months of your most recent personal bank statements (from checking and/or savings accounts)
• 2 years of your most recent federal tax returns (include all W2s, 1099s, and/or K1s) 
• 2 most recent pay stubs representing your earnings for the last 30 to 60 days. 
• I-20 Forms (in lieu of a co-signer)

We have two types of floor plans: 

• 2-bedroom, 1-bathroom unit with 678 sq ft 
• 4-bedroom, 2-bathroom unit with 973 sq ft. 

Each unit provides our residents with individual or shared rooms for rent. 

Although we love all our four-legged furry friends, we unfortunately don’t have the proper accommodations to keep their tails wagging and mouths purring. 

Leasing consultants are available to answer questions via email and phone during normal business hours. 

Monday - Friday: 9 am - 6pm

Saturday & Sunday: 10am - 5pm

We also provide 24/7 emergency maintenance during after hours. 

For your convenience, you can check our availability page and apply online to the vacant rooms you are interested in. Application fees are $30 per person and will be required to begin processing the application. Cosigner applications will need to be filled out separately.  Listings are by floor level and do not specify units. When applying as a group, all members can apply on the same apartment listing, as the leasing team will give the same availability options. Each applicant can take advantage of our leasing specials. 

We process applications in the order they are received and we remove listings from our website as soon as they are filled. However, we do not guarantee specific preferences will be met due to availability

We do not have a parking garage as we are a car free community, but we do offer private and public bike storage options, along with a bicycle repair station, as many residents commute by bicycle or foot. We are proud to be in a great location, with all the modern amenities within walking distance. If desired, you may rent parking within neighboring garages or lots nearby.

Yes, all of our spacious units at Garden Village are furnished with modern necessities. Each unit comes with the following items: sofa, chairs, coffee table, dining table & chairs, bed, built-in desk, refrigerator, dishwasher, gas range stove, and microwave oven. Our residents bring their own bedding, cutlery, dishes, linens, and other personal items. With our open floor plans featuring an abundance of natural light, Garden Village is a great place to live in Berkeley.

Our onsite, professional maintenance team would be happy to help you. When you sign up for our user portal, you may pay rent, submit a service request, and view your online account at your convenience. 

*Emergency maintenance is available after hours for lockout assistance. Lockouts are subject to a fee at any time.
